Every staging project begins with a free consultation Sarah-Jayne visits your property, assesses every room and agrees a clear plan before any work begins. From there, the service takes one of four forms depending on your property and what it needs.
Occupied Home Styling
Your property, made to look its very best. Existing furniture repositioned, clutter removed, accessories curated and every room presented to appeal to the broadest possible audience of buyers or tenants. No new furniture required.
Empty Property Staging
Empty properties are harder to sell. Rooms feel smaller, colder and photographs rarely do justice to what a property could be. We furnish and dress your vacant property completely, creating a warm, aspirational home that photographs beautifully and sells.
Show Home Staging
For developers with new build or refurbished properties. We create show home schemes that present your development at its finest, furniture, artwork, lighting, soft furnishings and every finishing detail considered and placed with intention.
Styling
Report
For those who prefer a guided DIY approach. A detailed written report with specific recommendations for every room — what to move, what to remove, what to add, and how to present your property to its best advantage without our physical involvement.

Initial Proposal
Using a floor plan, photographs and access information, you will receive a detailed proposal within 3 days of your enquiry. No site visit required at this stage.
Property visit
Sarah-Jayne visits the property to measure up and discuss styling requirements in person. The scope of work is agreed and any adjustments to the proposal are made.
Final review & order
You will receive confirmation paperwork and a payment request. The installation date is confirmed once payment has been received.
Timings confirmed
Lead time is typically 2 to 4 weeks, though it can be sooner. If you need an earlier date please do ask and we will always do our best to accommodate.
Installation
Every installation is managed by a Sarah-Jayne and delivered by a professional team. Please allow 1-3 days for installation. Your property is then photography ready.
